Management of individual let flats (Sondereigentumsverwaltung)

Do you own a let flat in an owners’ association and would rather not deal with tenants, statements and contact with the association’s manager yourself? We take care of it.

The owners’ association manager looks after the common property, not your flat and your tenant. Management of individual units (Sondereigentumsverwaltung) closes this gap. We book the rent, prepare the service charge statement for your tenant on the basis of the association’s statement and are the point of contact in the event of damage.

If you wish, we represent you at the owners’ meeting and inform you about the resolutions. This also works if the association is managed by a different company.

What’s included

  • Rent accounting and dunning
  • Service charge statement for the tenant based on the association’s statement
  • Tenant communication and recording of damage
  • Commissioning tradespeople in the flat
  • Move-out inspection and handover when tenants change
  • Representation at the owners’ meeting if you grant us power of attorney
  • Contact with the owners’ association manager
Process

How management of individual units works

  1. Initial consultation

We discuss the flat, the tenancy agreement and your wishes.

  2. Quote

    You receive a written quote.

  3. Takeover

We inform the tenant and the association’s manager and take over the records.

  4. Ongoing management

    Rent, statements, availability and reports.

Good to know

The owners’ association’s service charge statement and the service charge statement for the tenant are not the same thing. Not all of the association’s costs may be passed on to the tenant, for example management fees or contributions to the maintenance reserve. We keep these strictly separate.

What the cost depends on

  • Number of flats
  • Condition of the tenancy agreement and records
  • Services required, for example representation at the meeting
  • Frequency of tenant changes

The management fee depends on the number and type of units, the condition of the records and the scope of services required. You receive a written quote after the free initial consultation.

Questions

FAQ: Management of individual units

Does the owners’ association also have to be managed by you?

No. Management of individual units is independent of who manages the association.

Is it worth it for a single flat?

That depends on how much time you want to invest and how far away you live. We discuss this openly with you in the free initial consultation.

Looking for a new property manager?

In a free initial consultation we look at your property and your questions. You then receive a written quote that you can present to your owners’ association.
