Management for owners’ associations (WEG-Verwaltung)
We manage the common property of your owners’ association (Wohnungseigentümergemeinschaft) in accordance with the German Condominium Act (Wohnungseigentumsgesetz, WEG) – commercially, technically and organisationally.
Since the 2020 reform of the Condominium Act, the manager acts as an organ of the association of flat owners. The manager takes measures of minor importance on its own and implements the owners’ resolutions. Anything beyond that is decided by the association at the meeting.
We prepare owners’ meetings carefully, with a clear agenda and draft resolutions, chair them and record the resolutions. We prepare the annual budget (Wirtschaftsplan), the annual statement and the asset report, manage the accounts and the maintenance reserve (Erhaltungsrücklage), take care of insurance and maintenance contracts and inspect the property regularly.
What’s included
- Convening and chairing the owners’ meeting
- Minutes and keeping the register of resolutions (Beschluss-Sammlung)

- Service charge (Hausgeld) management and dunning
- Management of the maintenance reserve
- Insurance, maintenance and service contracts

Good to know
The owners’ meeting takes place at least once a year. The notice period is at least three weeks (section 24 WEG). Since 2020, the association can resolve that owners may also attend online (section 23 (1) sentence 2 WEG).
Since 1 December 2023, every flat owner can demand that a certified manager be appointed, unless the property consists of fewer than nine units and the owners have resolved otherwise (section 19 (2) no. 6 and section 26a WEG). We are happy to advise you on the requirements.
What the cost depends on
- Number of flats, parking spaces and commercial units
- Condition and completeness of the records
- Technical equipment, for example a lift or central heating plant
- Number of meetings per year
- Special services such as support for major refurbishments
The management fee depends on the number and type of units, the condition of the records and the scope of services required. You receive a written quote after the free initial consultation.

For how long is a WEG manager appointed?
For a maximum of five years; for the first appointment after the association is founded, for a maximum of three years (section 26 (2) WEG). Reappointment is possible.
What is the difference between the service charge and the maintenance reserve?
The service charge (Hausgeld) covers the association’s running costs. Part of it goes into the maintenance reserve (Erhaltungsrücklage), from which larger repairs and renewals are paid.
Who looks after the flat itself?
Owners’ association management concerns the common property. For your individual let flat, there is management of individual units.
