Changing property manager without chaos
Are you dissatisfied with your current manager or is the contract expiring? We support the change step by step so that nothing gets lost.
Changing property manager is not rocket science, but it does need good preparation. In an owners’ association, the owners resolve on dismissing the current manager and appointing the new one. We help with the preparation, provide a comparable quote and, if you wish, introduce ourselves at the meeting.
After the appointment we take over the records from the previous manager: register of resolutions, minutes, contracts, bank statements, statements of account, plans and keys. We check them for completeness and report any missing documents. We inform tenants, utility companies and service providers about the change.
What’s included

- Quote as a basis for the resolution
- Introduction at the owners’ meeting

Good to know
Since the 2020 reform of the Condominium Act, the owners can dismiss the manager at any time; good cause is no longer required. The management contract then ends no later than six months after the dismissal (section 26 (3) WEG). The previous manager must hand over the records that belong to the association.
What the cost depends on
- Size of the property
- Condition and completeness of the records
- Open matters, for example outstanding statements
- The initial consultation and the quote are free of charge
The management fee depends on the number and type of units, the condition of the records and the scope of services required. You receive a written quote after the free initial consultation.

When is the best time to change?
Many associations change at the turn of the year because that is when the accounting period ends. However, a change is also possible during the year.
What happens if the old manager does not hand over the records?
We request the records in writing and document what is missing. If necessary, the association must enforce its claim to the records by legal means. For this, we recommend legal support.
