Rental management for apartment buildings

Do you own an apartment building or several flats and want to hand over the management? We take over rental management – commercially and technically.

In rental management we act as your representative towards the tenants. We book the rents, deal with arrears, prepare the service charge statement, record damage reports and commission tradespeople within the agreed limits.

When tenants change, we handle the inspection on move-out and the handover. For re-letting, we work with Corpus Makler if you wish. You regularly receive an overview of income, expenditure and the condition of your property.

Process

How rental management works

  1. Initial consultation

We get to know your property, the tenancies and your goals.

  2. Quote

You receive a written quote with a description of services.

  3. Takeover

Tenants are informed, accounts and records are taken over.

  4. Ongoing management

    Bookkeeping, statements, maintenance and reports.

Good to know

The service charge statement must reach the tenant no later than twelve months after the end of the billing period. After that, the landlord can generally no longer demand an additional payment (section 556 (3) BGB). Only costs that are listed in the Operating Costs Ordinance and agreed in the tenancy agreement can be passed on to tenants.

What the cost depends on

  • Number of residential and commercial units
  • Condition of the records and open matters
  • Frequency of tenant changes
  • Technical equipment of the building
  • Scope of services required, for example support for modernisations

The management fee depends on the number and type of units, the condition of the records and the scope of services required. You receive a written quote after the free initial consultation.

Questions

FAQ: Rental management

Can I still make decisions myself?

Yes. In the management contract we specify up to what amount we commission repairs ourselves and when we ask you.

Do you also handle rent increases?

We prepare rent increases in line with the statutory requirements, for example on the basis of the local rent index (Mietspiegel). You make the decision. In the event of legal disputes, we recommend seeking legal advice.
